Life-Science Industrial Development in Belmont: Preliminary Plans Announced
Overview of the Project
Preliminary planning has commenced for a substantial life-science industrial project at the addresses 405 and 455 Harbor Boulevard in Belmont, San Mateo County. This ambitious proposal envisions approximately 812,000 square feet of office space, complemented by ample parking facilities designed to accommodate over 1,000 vehicles. The developer behind this initiative is Beam Reach Properties.
Design and Architectural Details
The project is being designed by Redwood City-based DES Architects + Engineers. The architectural vision seeks to harmonize the structures with the natural environment, taking inspiration from the local Bay edge and the hills of Belmont. Plans include the use of undulating curtain-wall glass, metal panels, and corten steel for the building exteriors.

Next Steps
The project will necessitate the demolition of three existing low-rise industrial sites located along Harbor Boulevard and adjacent to Industrial Road. This 5.59-acre development is conveniently situated near a Freeway 101 access ramp and is just over a mile from the Belmont Caltrain Station.
While the estimated cost and timeline for construction have not yet been disclosed, the project showcases a significant commitment to advancing life-science infrastructure in the region.
